Real Estate: A non-refundable deposit of 10% (escrow money) of the total purchase price is within 24 hours of auction;s closing time. The remaining balance shall be paid to "Tazwell T. Shepard, Trustee" in certified funds at closing, which will occur within thirty days (30) of auction date or five (5) days following bankruptcy court approval. All closing and settlement fees, including but not limited to surveys, inspections, reports, title insurance, any/all ad valorem taxes due are the Buyer's responsibility.
If for any reason the Buyer fails to make full payment in accordance with the terms above, the Buyer will be liable for the unpaid balance still due and owing, plus interest in the amount of twelve percent (12%) per annum from the auction date and reasonable attorney fees and expenses for collection as a result of said default.
